Terms and Conditions

TERMS & CONDITIONS

Definitions.

The client(s) hiring the holiday property is referred to as “the guest” & the owner(s) of the holiday property are referred to as “the owner”.

Communications.

All communications will be sent to the email originally provided unless the guest updates the owner; all communications will be in UK English.

Damages/Security Deposit.

This will held by the owner and refunded to guest’s account within 5 working days of departure, less any repairs, damage (at cost) to the property or items in the inventory, bank or paypal charges, or additional cleaning costs. The security deposit will be returned in the same way that the original payment was made. If the payment was by UK and/or international bank transfer, the guest will need to supply the information of the bank account to which the refund should be made by email.

Payment Terms.

Payment confirms the guest agrees with the terms & conditions.If the payments are not received on the due dates given in the “payment schedule”, the Owner reserves the right to cancel the booking. In the event of a cancellation under these circumstances the booking will be deemed to have been cancelled by the guest.

Payment Methods.

Payment can be made by BACS (between UK banks) international bank transfer, Paypal, debit card facilitated by Paypal or credit card facilitated by Payal.

Payment charges.

The accommodation figure is net; therefore, whichever payment method is used, any fees or deductions levied by clearing bank(s) or paypal are the responsibility of the guest renter, and, if not compensated for at time of payment, will be deducted from the deposit.

(BACs payments between UK banks are free of charge, paypal fees approximately 4%, international refunds £15)

Cancellation.

Cancellations must be sent by email. Cancellations will not be subject to any refund, unless we manage to re-let the property for some or all of the period, which we shall endeavour to do. In either case if the property is re-let, the income received up to the original payment will be returned, minus £50.00 administration fee.

Cancellation-by us.

In the unlikely event of cancellation by the owner, for any reason, we will do our best to offer you alternative accommodation. If the alternative accommodation offered is not acceptable to you, we will provide a full refund of all payments.

Insurance.

We recommend you take out independent holiday insurance to protect you in case you have to cancel your booking, as well as to provide you with protection against loss, damage and theft during your stay. Our insurance does not cover the former eventualities and any damage done in excess of the security deposit is the responsibility of the guest.

Use of Property.

The accommodation is taken on a self-catering basis.. It includes bed linen, towels & reasonable use of utilities (gas, electricity & water). The Guest has the right to occupy the property for a holiday only (within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988). 

The property & its contents must be used in such a manner not to cause damage, including the appliances for which manuals are provided. The property should be locked & secured adequately during the guest’s stay.

Right of entry.

The Owner or agents workmen on behalf of the owner shall be allowed the right of entry to the property at all reasonable times for the purpose of inspection or to carry out any necessary repairs,maintenance & services.

Prohibitions.

Anything which disturbs neighbours or is illegal is prohibited. Smoking and pets are prohibited.

Occupants.

Other than those listed on this contract, further guests at the property during your visit must be by prior arrangement and consent of the owner.

Penalties for breaking the terms and conditions.

The owner is permitted entry to the apartment at any time if there is reasonable cause to suspect that any of the above regulations are being broken. Any guest not abiding by the terms and conditions will be requested to vacate the apartment with no refund of fees paid.

Inventory.

The owner will keep an inventory at the property, for which the guest is responsible during their stay. Guests are advised to check the inventory at the beginning of their stay.

Arrival & Departure Times.

It is the responsibility of the guest to advise their arrival time no longer than one week prior the the start of the holiday so that access can be arranged. The guest must abide by arrival & departure times unless an alternative arrangement has been made, in which case it will have been confirmed by the owner to the guest in email.

On Leaving.

The apartment should be left as found; all rubbish should be removed, furniture in its original position, and clean & tidy. If the apartment is not left in an acceptable condition and the owner has to carry out extra cleaning then this will be charged at £20.00 per hour. Guests must return all keys; failure to do so may require locks of the accommodation to be changed and a charge made.

This contract; shall be governed by English Law and interpretation.
